How much does it cost to replumb a house in NZ in 2026?

Updated May 2026

Short answer

Replumbing a typical 3-bedroom NZ house in 2026 costs $12-25k for the plumbing alone, plus $4-10k of GIB and finishing repairs. Old galvanised iron or lead piping replacement is the most common reason — both fail and lead is now a known health risk. The plumber must issue a Certificate of Compliance. Council consent isn't usually required for a like-for-like replumb but it is for any layout change.

Key facts

  • Basic 3-bedroom replumb: $12-25k plumbing only
  • Add $4-10k for plaster repair and painting
  • PEX or copper are the standard modern materials
  • Old galvanised iron has typical life of 50-70 years; lead is health-risk and should be replaced
  • CoC required from the plumber

When a house needs replumbing

Galvanised iron pipes from pre-1970 builds — typical lifespan 50-70 years; many are at end-of-life now. Symptoms: brown water, low pressure, persistent leaks at joints.

Lead pipes from pre-1950 builds — health risk regardless of condition. Should be replaced as a priority.

Polybutylene pipes from 1980s-1990s installations — known to fail with hot water exposure. Some insurers won't cover homes with these.

PEX or copper installs from 2000+ are usually fine for decades.

The disruption

Walls and floors get opened. Living in the house during the work is possible but messy. Most homeowners book a holiday for the heaviest week. Total elapsed time 1-3 weeks depending on house size and complexity.

After plumber finishes: GIB repair, plastering, painting. That's a separate trade and usually takes another 1-2 weeks.
